Why having a property manager?

There are enormous residential investment property owners in Wellington, but not all of them have a property manager to manage their investment. One might ask, why to have a property manager while property owner has better knowledge of the property. We do not deny that, however property managers will properly have more resources and network to manage properties efficiently. If you are not full-time property investor, you might not have established a system to handle property related issues. For instance, if your tenants call you in the middle of the day while at work, reporting a serious leak happened in the bathroom, what would you do? How can you manage some trade people e.g. a plumber, to fix the leak immediately? For property manager, the first reaction will be provide the contact detail of known plumber to the tenants, stop the leak and inform the landlord immediately. Now you start to see the difference between having and having not a property manager.
